Disclosures, and how the examples work

Everything on this site that looks like a number has a rule behind it. Here are the rules.

How to read the examples

  • Every example is hypothetical. It is not a quote, an advertised offer, a Figure offer, or a customer result. Rates, terms, fees, and existing payments are chosen assumptions so the arithmetic is visible.
  • The same accounting is used everywhere: gross loan, fees and costs deducted, debts paid at closing, cash delivered, then the compared monthly payments before and after. An origination fee is a cost, not spendable cash.
  • Your existing first-mortgage payment is shown separately from any new loan payment. Keeping your first-mortgage rate never means the new money comes at that rate.
  • A note rate is not an APR. Home equity line examples use the note rate and origination fee from one cell of West Capital Lending’s pricing grid (dated on each page) for one borrower profile; other loans in an example use labeled assumptions. Wherever an example states a note rate, it also states the APR that rate produces together with the example’s origination fee, computed by the actuarial method and shown to three decimals. Those APRs are illustrations of the arithmetic, not offers. They exclude third-party closing costs, and for a variable-rate plan the maximum rate is set by the plan, which no example here models.
  • Payments are computed for fixed, fully amortizing principal-and-interest loans. Interest-only and variable-rate structures are described in words where relevant, not modeled as if they were fixed.
  • A lower monthly payment does not establish a lower total cost. Terms differ. Replacing unsecured debt with debt secured by your home changes the risk.
  • Taxes, insurance, and HOA charges are not modeled. Other closing costs reduce cash unless separately paid or financed.

Where a page describes a real product feature, the claim, its conditions, its source, and the date it was checked are listed on that page. Public product descriptions are not the same as a specific offer available through Zach; offers depend on the borrower, the property, the state, and the lender’s current guidelines.
